Under-construction or ready to move: which suits an overseas buyer?

Both can make sense. The better choice depends on your timeline, your appetite for waiting and how much you can verify from a distance.

Under-construction

  • Usually a lower entry price and a staged payment plan linked to construction progress.
  • You wait for completion, and delays are possible. The RERA registration shows the committed date.
  • Floor, view and layout choice is wider early on.
  • GST applies to under-construction homes, at a lower rate for most residential projects. Confirm the current rate for your unit.

Ready to move

  • You see exactly what you are buying, and the occupancy certificate is already in place.
  • Easier to rent out soon after purchase.
  • The price is usually higher and the payment is usually made in a shorter window.
  • Resale stock needs more title checks than a new project.

A practical way to decide

If you plan to move in within two years, lean towards ready or nearly complete projects. If you are investing for the longer term and are comfortable following construction updates, a well-regarded developer with a registered project can work well. Either way, verify the RERA registration first.
