How to verify a RERA registration in five steps
You do not need to be in India to check a project. Every state RERA authority runs a public website, and the check takes about ten minutes.
The five steps
- Get the RERA registration number from the developer or agent in writing.
- Open the official RERA website for that state and search by registration number or project name.
- Match the project name, promoter name, location and tower or phase against what you were shown.
- Check the registration validity and the declared completion date. Note any extension.
- Download or screenshot the registration page and keep it with your purchase papers.
Warning signs
- No registration number, or a number the portal cannot find.
- A different promoter name than the one selling to you.
- A completion date in the brochure that is earlier than the registered date.
- Pressure to pay a large booking amount before you have seen the registration.
If anything does not match, ask for an explanation in writing. A genuine project will be easy to verify.
