A due diligence checklist before you pay a booking amount
Use this list for any purchase. For new projects, items one to six are the most important. For resale homes, add the title checks.
The checklist
- RERA registration, verified on the state website.
- Promoter name and track record of earlier projects.
- Approved plan and commencement certificate.
- Land title and any encumbrances, checked by an advocate.
- The agreement for sale, read in full, with the payment schedule tied to construction milestones.
- The registered completion date and the interest payable for delay.
- The carpet area in the agreement, not only the super built-up area in the brochure.
- The full cost sheet with taxes and charges.
- Home loan approvals and the banks that have approved the project.
- For resale: occupancy certificate, society no-objection, property tax receipts and maintenance dues.
- Where the money is going: the account named in the agreement.
- A written receipt for every payment.
No checklist replaces professional advice. Use an advocate for the title and the agreement.
